If you’re a new agent entering the real estate market, you know it can be confusing to figure out how to generate enough leads that actually convert to sales! The good news is, there are many effective ways of accomplishing this. You might be making a profit sooner than later if you consider the following tips:
Seek out For Sale By Owner (FSBO) listings
Trying to sell a home is already stressful enough when you do have a background in real estate. Did you know 90% of sellers who try to sell their own property don’t succeed due either to a lack of experience in real estate, not enough resources, not knowing how to price properly, or bad marketing skills? This presents a ripe opportunity for the right agent to swoop right in. Look up FSBO listings on Craigslist or elsewhere as a starting point and reach out to offer your services—maybe even entice them with a free consultation!
Get in touch with sellers who have expired listings
It’s plain and simple: listings expire because of overpricing or poor marketing. Unlike the FSBO method, you’ll need to use your Multiple Listing Service (MLS) to extract a list of expired listings. Although the sellers may already be working with another agent, they are sometimes still interested in exploring all options. Reach out and let them know you can help with their stalled listing. Be ready to propose a game plan, and if all goes well, you may find yourself representing a new seller.
Website, PPC & Social Media
It’s no coincidence that many top real estate agents who are generating leads online have great websites. Your website is the hub where consumers land to search for homes, find out more about you and acquire valuable information. Think of it as your online resume and fill it with testimonials, photos, and videos. You can use pay-per-click (PPC) campaigns through Google AdWords or Facebook, which also happen to collect useful information from anyone looking at homes for sale. Many agents have their website set up in such a way that leads are generated directly from their site. There’s also social media, of course! Whether Facebook, LinkedIn, Instagram, or all of the above, mastering the art of generating traffic and leads this way is a great skill to have and allows for much useful networking in the process. Hint: be an excellent promoter of other people’s content, because it is linked to your own success; and provide quality articles for those in search of more information.
